Eight Associates has experienced and accredited BREEAM Assessors and qualified BREEAM Accredited Professionals who can undertake full BREEAM assessments for the following types of buildings:
- Commercial (Offices, Retail, Industrial)
- Public (Education, Higher Education, Healthcare, Prisons, Courts)
- Multi-Residential institutions (Halls of residence, Military Barracks, etc)

Eight’s knowledgeable Assessors use the BREEAM methodology to assess the environmental performance of all types of buildings, both new and existing, at planning, design and construction stages. We help to inform designers, clients and design teams, in order to promote sustainable designs and specifications through practical measures. We aim to make the BREEAM certification process as ‘stress-free’ as possible.
Our BREEAM Advisory Professional (AP) role is independent to the role of the BREEAM Assessor, providing a more detailed level of experience and knowledge with expert advice and risk appraisal of the sustainability and BREEAM performance of each development, without conflict of interest within our role as Assessors. In addition, our BREEAM APs carry out workshops to facilitate the achievement of some early stage credits, providing additional support to ensure opportunities aren’t missed at early stages, whilst identifying the best cost-benefit sustainability strategy for the development and client.
Our assessors use the BREEAM Communities methodology to measure and certify the social, environmental and economic performance of medium to large-scale development plans by integrating sustainable design into masterplanning and regeneration developments.
BREEAM International assessments are carried out by Eight Associates on any building located outside the UK. Our experienced Assessors will help design teams understand and implement the BREEAM International criteria, which is specifically tailored to the building type for each individual project, and will aim to mitigate the life cycle impacts of buildings on the environment in a robust and cost effective manner.
Eight Associates enjoys working with building owners, managers and building occupiers to take realistic and noticeable steps forward towards improving the environmental performance of their existing buildings, as well as reducing their running costs.
Our Code Assessors work with the design team to guide new residential developments towards designs, features and building practices that reduce environmental impacts and enhance the health and wellbeing of occupants through the use of the Code for Sustainable Homes methodology.
As highly experienced CSH assessors and BREEAM Assessors, Eight Associates has both the resources and expertise to undertake Home Quality Mark assessments. The Home Quality Mark is a national sustainability standard for new homes, which uses a 5-star rating, as well as further indicators focusing on “My Cost” (concerning both construction and running costs), “My Wellbeing” (including building design quality, occupant health and wellbeing, air quality and summer overheating) and “My Footprint” (including energy consumption, flooding and climate change impacts”.
ISO 20400 outlines the sustainability impacts and considerations that should be incorporated across the different aspects of procurement within an organisation. The standard can be used by any kind and size of organisation and is not officially certified. We use the guidance within the standard to develop and implement a responsible sourcing strategy and to provide a framework for integrating the general principles of sustainable procurement into an organisation. Successful implementation provides substantial value throughout an organisation’s supply chain and offers an opportunity to stand out against competitors.
The ISO 50001 energy management standard is a proven framework for any organisation that consumes energy and fuels and wants to drive energy efficiency. Adoption of the ISO 50001 standard helps organisations enhance their energy performance via the implementation of an energy management system (EnMS) based on a model of continual improvement. Eight Associates has achieved significant energy and operational cost savings by applying this standard alongside an ongoing energy management programme led by our energy consultants.
Eight Associates provides an experienced LEED accredited professional service catering for all building types and LEED rating systems, to allow clients to understand and navigate the LEED certification process. Eight Associates prides itself on providing a detailed, yet practical, certification service to ensure that the development has a robust, feasible LEED strategy from the outset which can be implemented effectively throughout the duration of the project. Eight Associates also has the required specialist consultants in-house to provide specific credit advice and cater for the additional reports required for LEED evidence. Eight Associates’ intention is to always push the boundaries and inspire clients to strive for the highest LEED rating possible within the constraints of the project.
PassivHaus and EnerPHit are design standards for very low energy buildings, which are characterised by an exceptionally thermally efficient building envelope and very high levels of occupant comfort. The process of delivering a PassivHaus requires careful attention to architectural detailing, the complete incorporation of passive design principles and high quality workmanship. Successful implementation will result in a building that consumes substantially less energy than other buildings built to minimum building regulations.
Eight Associates’ accredited WELL AP team can provide advice for your WELL Building Standard project, consulting within the design and construction team in any capacity. Eight Associates aims to provide a smooth certification service offering practical advice to teams to ensure effective implementation. Eight Associates also has the required specialist consultants in-house to provide specific feature advice and cater for the additional reports required for WELL evidence.
WELL is a performance-based system and every WELL project is verified through on-site testing of building performance. For WELL v1 projects, GBCI is the sole provider of on-site performance testing services. For WELL v2 projects, these performance tests for various air quality, water quality, lighting and acoustic parameters may be carried out by a WELL Performance Testing Organisation that employs GBCI-trained WELL Performance Testing Agents.

Eight Associates can undertake preliminary performance testing of spaces pursuing the WELL Building Standard certification. This allows project teams and the WELL Accredited Professional to undertake curative action to any failing WELL concepts ahead of formal Performance Verification.
